Your roof is around 25 years old
If you roof is made from traditional asphalt shingles, it can be expected to last anywhere from 20 to 30 years. So, once your roof reaches its 25th birthday, it may be time to start considering getting a replacement. Whilst this doesn’t mean you should be buying a new roof straight away, you should definitely have a professional look over your roof to check its overall condition.
You can see warped shingles
If you can see warped or curled shingles when you look at your roof, this is a bad sign. Warped shingles can either cup – curl upward at the edges – or claw – come up in the middle. Seeing either of these on your roof is a sign that the roof is weathering and could soon begin to sprout leaks.
You can see light in your attic
If, during the day, you can see a lot of light coming in to your attic through your roof, then you may well have problems. If light is entering your attic it means there are holes in your roof, which may have a variety of causes including cracked or missing shingles.
These holes mean that hot air will be escaping your home in winter, and cool air in summer, meaning you will need to spend more money running your HVAC unit.
Water can also leak through these cracks when it rains, causing further damage to your roof and potentially also your attic.
Your roof is balding
When you look up at your roof, if you notice bald patches where several of the shingles are missing you should definitely have your roof inspected.
A few missing shingles on their own can just be a result of general wear and tear, and as such are nothing to worry about. If, however the missing shingles are signs of a deeper problem affecting your entire roof, it may be another sign the whole thing needs replacing.
Your roof is sagging
This is one of the biggest signs that your roof will need replacing soon. If a roof is actually sagging, this is a sign that there are structural issues affecting even your foundations.
